The Bagby Building project consisted of the historic renovation of an existing four (4) story plus new mezzanine, 101,000 square foot building. The original furniture warehouse/retail facility was converted to a multi-tenant office building. SVA initially provided shell building engineering services which included the shell building design for a new top floor 10,000 square foot mezzanine office space.
The mechanical systems consisted of a central heat rejection/condenser water system located on the roof with condenser water distribution to water cooled packaged variable air volume units located on each floor. The existing plumbing systems were replaced to serve the office building renovation. The electric service was upgraded to meet the demands of a modern office building. Lighting, alarm, and communication systems were roughed-in for the shell building design.
Following the completion of the shell building design and construction SVA provided complete tenant improvement designs for Caliber Learning Systems, Sylvan Learning Center and Eisner Associates, the advertising agency. SVA continues to provide tenant improvements and M/E/P design for tenant up-grades.
