SVA Project - Manekin Corporate Office Building (LEED Silver Certified)

Preparation of mechanical, electrical and plumbing (M/E/P) design documents for a 52,000 square foot, two (2) story office building with a 30,000 tenant space. The mechanical systems included packaged evaporative cooled variable air volume rooftop air handling units serving cooling only and fan powered variable air volume terminal units. The building included a small computer room that was conditioned by an air cooled environmental control unit. All mechanical equipment used on the project used non-CFC refrigerants.

The plumbing system design included the use of dual flush toilets, low flush urinals and low flow aerators on all faucets.

Electrical design included site and interior lighting designs meeting Leadership in Energy & Environmental Design (LEED) requirements for “dark sky” and lighting power densities. Lighting design included recessed 2’ X 4’ recessed fluorescent fixtures with T-8 lamps/electronic ballast and parabolic lens, recessed compact fluorescent downlights. Lighting control consisted of motion sensor switches in offices and dual level switching in open office areas. Design also included empty conduit system for voice/data and security systems, fire alarm system with A/V devices, smoke and duct detectors, and manual pullstations.

The building design and construction was based Leadership in Energy & Environmental Design New Construction Guidelines and received Silver Certification.
